Read the terms you agree to and send in the documents they ask for.

I did everything they asked and I got approved in less than 30 days!!!! I am over the moon!!! I was not aware this was a loan program, but I do see now that on their website it explains the terms of the loan (no payments, and forgivable) Either way I can live in my home for another 10-20 years and I have no worries!!! They paid over $20,000 to catch me up!! One thing you have to understand is that this is NOT a low income program and you actually have to show you make enough income to make your future mortgage payments! I will be recommending this company to everyone who needs help! Thank you so much to Jessica and Brianna and Connie and Raul!!!

I had the exact opposite experience with the same advisor. Brianna helped me save my hope from a Sheriff Sale.

She told me what documents were missing from my application and I sent them in like I was supposed to. She got my sale postponed within a week and I got approved a couple weeks later. People just don't read the terms and conditions or any of the information on the SFM website before they apply and then get all mad when they aren't approved.

Not everyone is entitled for the assistance and they state that clearly on the website and in the application. I recommended this program to a co-worker who worked with Nicole and they also were approved.

They saved my home and my life.

I was in severe debt and was behind on my property taxes. If it was not for this program I would have been homeless. This is a much needed program in these hard times. I cant see why anyone would have anything bad to say about this organization. They were quick and efficient. Provided that you have your paperwork right you are golden. Be sure to turn the paperwork within the given time period and answer questions completely and honestly. This program would like me to write a hundred words but I don't have any thing else to say. Other than great job Step Forward Michigan.

How is this a welfare program you disrespectful fool. You have to pay off the full amount, its a loan that will convert to being paid off if you live in the home for 5 years.

If you keep your home just calculate the tax paid each year and the stability it give a family and the community, you are actually keeping people off welfare. Working people that lose income due to injury, job loss and other hardships are getting the benefit, they are people that helped fund the welfare system their whole life.

We quickly forget about The Wall Street Bail Out, 713 Billion with no payback or accountability, I wonder if you called the welfare handouts as well. Stop picking on the working class that fall into hardship, they might be paying for one of your family members that need to rely on the government one day.

This is a federally-funded loan program using tax dollars. As such, you should be thanking every taxpaying citizen for another welfare program.

Good experience - They saved my home. I am forever greatful

The process was a bit complex. You have to dig up old mortgage paperwork, submit a hardship letter and get the application notarized.

The process is designed to *** out people who are not going to be successful at catching up with their mortgages and should have never become home owners in the first place. I qualified to have all of the arrears paid and half of my mortgage paid for a year. Now 5 years later I am back on my feet, my credit score is better than average and I can put part of my salary into retirement savings.

In a couple of months I will reach the point where my step forward loan will be 100% forgiven. The program worked for me, it saved my house.

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
I tried to apply on my own and had similar results, a constant steady stream of requests for more and more information needed to process my loan. After 6 months I was eventually rejected... The next step was to get help from an expert listed on the Step Forward FAQ (in my case it was Home Repair Services). The person I worked with was extremely knowledgeable and helpful. They first explained what options were available to me based on a questionnaire. Next they had me gather proof that showed I was a good candidate for applying for the Step Forward program. Once they had all that information and felt confident it would be approved, they submitted the application and supporting documentation to Step Forward. It took 60 days before I received a contract that needed to be notarized and mailed back to Step Forward. Within 2 weeks of sending that back, help arrived. I am so grateful to the people at Home Repair Services, Step Forward, and Kent County Treasure offices. They have given me a new chance at keeping my home without the constant fear of being kicked out and living on the streets. Please let someone at one of the recommended help centers assist you and everything will be fine.

Land Contracts not allowed

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

I was working with this step forward the Presque Isle County Treasurer gave me the info I was so excited at first. I could never seem to provide enough information.

I would send the papers they asked for. I send a copy of my land contract and then they ask if all payments are current. I provided proof. Then she asked for a Deed.

You don't get a deed until your mortgage is paid. Also you cant file a deed at court house unless all taxes are paid. So a catch 22 situation here. I asked to speak to a supervisor and she gave the number I just called so no supervisor available.

This is a horrible program with no help to the people. Shanon Merchant 1:22 PM (22 hours ago) to Nicole what information can I get you that would help please Shanon Merchant 11:15 AM (14 minutes ago) to StepForward I would like a review of my case I supplied everything Nicole asked for no one ever said land contract were not allowed until I was all done. you can not record a deed until all taxes are paid in full. So this is a real problem for people like me is there anything else that can be done.

They put a lien on your house because if you move out of the property before your 5 year forgiveness is up, you'll be charged 20% of each year you didn't occupy the property. The program states that in your mortgage paperwork and also on the website where you had to apply at.

I don't understand why you didn't catch that during the application process but it's clearly in black and white. So in conclusion, you stay in your house for 5 more years, your loan is forgiven.

Waste of Time!

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
I have been haggling with this agency for nearly a month now. Whatever documents I send seem to never be the right ones. They seem to ask all over again for things I've sent already, or they seem to have not read the ones I've sent, or they seem to have lost them. Every time I think they have what they need, they ask for something different. They seem to be indifferent, incompetent and disorganized. I'm not ***. I have three college degrees and speak a little of four other languages, three of them in other alphabets. Even considering the fact that I've worked in public accounting for ten years and business for twenty five years, I don't think I've ever worked with any agency of any kind that's more frustrating and stressful than they are. It's easier dealing with the IRS than this organization. The're now asking me to prove my income went down 20%! In order to do that I would have to send them five years of tax returns! They are among the most useless and incompetent people I've ever met!

Told me their was no diect corelation between the inability to pay mortgage and being unemployed. So having 90 days of cash to pay mortgage then running out of money doesnt qualify me. Leaving the money in the bank but under 10,000 cash and not paying the mortgage does qualify me. What the *@#% are you talking about so being as responsible as oine could be hurts me are you kidding me. Said i would have been better off not paying the mortgage at all from the minute i became unemployed. Unbelieveable. Keeping the cash in the bank dont pay mortgage was the recommendation. i dont understand and the person on the other end was rude and not helpful. instead of looking for a way to disqualify me they should be looking for a way to help you. Step forward was a step backward and a month of wasted time. Still looking for an answer on who could possibly benifit from this program alot of rules open for interpretation is what i heard and they could not tell me how i or anyone could get qualified. Good luck!

I disagree with both negative reviews. I do not have four degrees nor do I speak any other language other than English.

I had no problems navigating thru the paper work. I found Step Forward Michigan to be extremely helpful and very pleasant to deal with. The whole process took me about one month from start to finish to complete and receive a decision.

This is a great organization, you just have to furnish what is asked of you. Not too difficult!

Turned down

Will not help because the hardship had to be a one time expense that equaled a mortgsge payment. Hardship letter described the series if events in a one month time period that caused us to miss one payment. Eventhough we told them whst month we missed, the insisted on information for prior month, stating it was the month we missed a payment. One of the events was a large water bill that was two thirds of mortgage payment, but that was in itself was not enough they said. We had additional family members in our house causing hill yo be high, they slsi brought in bedbugs which cost us money to exterminate. They have sonce moved out so we are in better position financially just wanted help to catch up. Wete tolf none of these things was a hardship. Step Forward Michigan is a rio off. All we wanted was for less than $800 in mortgafe payment to be made so we coukd get back on track. Thanks gor nothing.

This program is a "vote getting" for Democratic politicians

I was turned down for tax assistance because "my income did not decline", though declining income is not on their "quick checklist" that tells you whether or not you will qualify before you dive into this pit of wasted hours of paperwork. My income did go from $4000 the previous year to a whopping $6000 per year, but I wish I would have been told not to bother applying in the first place. More importantly the Stepforward rep did tell me that someone who had an income of $60,000 last year, but now makes $40,000 would qualify because they had a reduction in income. If you are making $40,000 or $60,000, you should not be behind in your taxes. I was also told that non-cash assets are not counted. That means you can have two new cars and a 35 foot boat and still qualify for help. WTF! The hardest hit are people with little or no income, not people who have hard assets they can sell to get themselves straight.

STEP FORWARD OF MICHIGAN IS A GOVERNMENT & BANKING SCAM!!!

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
I have applied to Step Forward three (3) times. Each time I was denied. Of course, the first time it was "need more paper work"; second time CitiMortgage was the one to purposely not pass on the information to Step Forward within the five (5) day limit, it took them forty-two (42) days which of course, was pass the deadline to review the loan. I had to hire an attorney who obviously knew someone at either Step Forward OR CitiMortgage and they turned my mortgage into a 40 year mortgage, added on the past due amount which brought my mortgage up to approximately $1,800.00, when I originally paid $1,200! Then they sold my mortgage to Green Tree Servicing, who then sold it to Ditech. I am not going to give them the satisfaction of giving up on this, but get hold of a representative in Washington and newspaper reporters to open up this SCAM to show that our government will not help with our mortgage even after they funded the banks to help the homeowners!

My experience with Step Forward Michigan has been a 3 year process of non productivity. In fact a former employee of Step Forward who now works for Oakland County was kind enough to tell me the truth about how applications are processed and declined based on the moods of the representatives at Step Forward. In addition, they do not really help those that need help which is the sole purpose of the program. The criteria which is supposedly set by federal guidelines cater to individuals who don't really need help but, could get help if a representative happens to be in a good mood. My application was declined 4 times in a three year period. I make timely payments on my taxes and will continue to do so until a legitimate form of tax assistance becomes available. Sorry to discourage those who really need tax help. However, the representatives at Step Forward are nothing more that a group of misleading, mishandling, rude, unprofessional, and unaccomodating disgrace to The State of Michigan.
